Housing Site Visit to Samyama Towers, Kharghar

Aim – To Understand and Study the Planning and Services of High Rise Buildings.

The visit to the Adhiraj Housing Society was conducted by Pillai College of Architecture, Panvel. On Saturday, 11th February, 2023 and was scheduled between 10:00 a.m. to 12:30 p.m. Students from Third Year visited the Construction site of Adhiraj Housing Project at Belapur. The building tour began after a brief explanation of the project by the architect and then instructions and precautions to be followed on site were told by the engineer in-charge. The students understood the planning and services on the site as well as the functioning of services which run throughout the project and their queries were also answered by the site engineer during the visit.

The Following were the Observations on the site :

1. The structure is designed to be a Gated Community.
2. Staggered H and I building layout planning and terraces after every 5 levels which act as sky gardens, smaller play areas or open gyms, sit outs or spaces for parties, etc.
3. Terraces opposite to the sky gardens acted as refuge areas. The lobby is then ventilated by wind flowing through and through the building.
4. Lift speed as per building height 207m – 30-45 secs.
5. Flat slab with drop panels used for basement parking.
6. Upon entering, the entryway opens into a giant lobby space where the elevators are located, there are six in total.
7. Post tension slabs were used so there were no expansion Joints.
8. Fire fighting was provided upto 70m height and then fire curtains.
9. Hydro Pneumatic water supply system and drainage.
10. The service shaft along with the Overhead water tank and the machine Room were observed on the terrace.
11. The building had the fire fighting elements – sprinklers, smoke detectors, etc. at parkings, lobbies and even inside flats.
